Receiving Offers

We will contact you as soon as we received an offer on your home. We will review the terms of the offer with you carefully and respond to any questions you may have. This terms could include, the price the buyer is willing to pay and the type of financing the buyer is obtaining.
The offer describes the property, states who pays for which closing costs, and specifies dates of closing. 
You can expect the buyer to place some earnest money with the escrow agent (Title Company) as a sign of good faith. The earnest money will be kept in an escrow account and applied to the buyer's down payment or closing costs when the sale closes.

Responding to Offers

You basically have 3 options: accept, reject, or counter the offer.
We can help you determine how your net proceeds could be affected before sending a counter offer, and also to 
help you determine if the received offer is according to current market value.

You Accepted The Offer What's Next

Once you and the buyer agree on terms and sign the contract, the buyer will generally have to find a lender and apply for a loan. 
We can help you monitor the loan process, this could last several weeks. We will also help make other arrangements to prepare for closing.

Title Search and Insurance

In order for the buyer to receive a Title Insurance, the title company may order a survey of your property and research the title to your home, making sure the chain of title is clear. Clearing the title may require paying off liens--that is, any monetary claims against your property. Examples are: mechanic's liens, unpaid state and federal tax liens, court judgments, and probate considerations (if a co-owner has died). 

Inspection and Repairs

A buyer may hire an private inspector to review the structural components, mechanical items, electrical systems, and plumbing systems. 
The inspector will  generate a detailed report for the buyer describing the items that are in need of repair. The the buyer very likely will provide you with a  copy of the inspection report  and may ask you to complete certain repairs. 
An inspector is trained to see items and defects that might not be obvious to you or us.
